Malibu is 27 miles of coastline, and it shoots differently every mile. Carbon Beach in front of Nobu is one property type. Point Dume on the bluff is another. Trancas estates set back from PCH are a third. A photographer who treats them the same way is going to get all three wrong.

We've worked across Malibu from eastern Las Flores up to western Trancas. Carbon Beach and La Costa Beach, where the homes sit directly on the sand and the ocean view is the entire listing. Point Dume and the bluffs above Westward Beach, where the property is the cliff edge and the Pacific is the backdrop. Paradise Cove and the gated communities behind PCH, where privacy and architecture matter more than waterfront. And the inland equestrian estates in Malibu Park and the canyons, where the lot might be five acres of riding trails with no ocean view at all.

Each pocket of Malibu needs a different shoot plan, and the right plan starts with the tide chart, not the calendar.

What MALIBU real estate demands of a photographer

Coastal light is the first challenge. The sun is brighter at the water, the ocean throws hard reflections back into the lens, and noon light flattens the textures of stucco, wood siding, and beach glass that make these homes feel like Malibu in person. We schedule oceanfront shoots for golden hour and twilight, when the light is directional and the ocean turns from harsh blue-white to silver-gold.

Tide schedule matters. Beachfront properties shot at high tide look completely different from low tide. The patio that has 40 feet of sand at low tide might have water at the doorstep at high tide. We check the NOAA tide tables before scheduling, and we usually plan exterior beach shots within an hour of low tide so the property's actual beach footprint is in frame.

Drone work in Malibu requires more planning than anywhere else in our coverage area. The coastal corridor has FAA restrictions and altitude ceilings that vary by section. Some Western Malibu properties are near military airspace. We confirm Part 107 compliance, file LAANC authorization where needed, and plan around any TFRs. We never fly drone over the water without checking authorization first.

The architecture across Malibu is broader than buyers expect. Polished beachfront contemporaries on Carbon Beach. Mid-century beach cottages on Big Rock. California Coastal style on Point Dume with cedar siding and stone. Spanish Colonial estates inland. Equestrian compounds in Malibu Park with the main house, barn, and arena all needing coverage. We bring the right gear for what's on the lot, not a one-size-fits-all coastal preset.

Privacy is a separate Malibu concern. A meaningful share of Malibu buyers are public figures, and a meaningful share of listings are confidential or off-market. We treat every Malibu property as private by default. Image release, address publication, and any social media usage are confirmed with the listing agent before delivery, not after.
